Rental Policy

Rental Agreement 

1. Check in time 4:00pm on arrival date.  (Early check in is not permitted) 

    Check out is 10:00 am on departure date

2. This is a NON SMOKING unit. 

3. Pets are not permitted in the rental unit without prior approval.  No pets allowed at Tidewater or Sterling Sands.  

4. We will not rent to vacationing students or singles under 25 years of age.  

5. DAMAGE/RESERVATION DEPOSIT– A damage/reservation deposit of $300 is required. This must be received within three (3) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met.  Credit card transactions do not require a $300 deposit as the card will be used in leu of the fee.  See below for details. 

Deposits will be voided within these guidelines but is not limited to the guidelines. 

        a. No damage is done to unit or its contents, beyond normal wear and tear.   Lingering odor  due to seafood in the disposal, pets, cigar or cigarette smoke will be cause for lost deposit.

        b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. 

        c. All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned. 

        d. All keys are left in the room and in the outside lock box. Unit is left locked. 

        e. All charges accrued during the stay are paid prior to departure. 

        f. No linens are lost or damaged. 

        g. NO Early check-in or late check-out. 

        h. No furniture has been moved

        i. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by Maravilla.

j.The renter shall not use the property in any manner which would disturb nor otherwise be a nuisance to the occupants of adjoining properties.

6. PAYMENT – Payment is due 30 days before arrival.  Payments in the form of traveler’s checks, bank money orders, cashiers checks or personal checks must be mailed and made payable to

Please do NOT send “signature required“.   If you have a concern, I recommend insurance.  However, that really is not necessary. 

7. CANCELLATIONS: A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% Cancellation fee or $50 whichever is greater.  Cancellations that are made within 30 days of the arrival date, forfeit the damage/reservation deposit AND all rental fee’s. Cancellation or early departure does not warrant any refund of rent or deposit.   You may choose to purchase travel insurance separately. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 

8. MAXIMUM OCCUPANCY– The maximum number of guests per condominium is limited to seven (7) persons. (Maravilla), eight (8) persons (Tidewater), ten (10) persons Sterling Sands.   An additional charge or $10.00 per person per night for guests  will be assessed.  

9. INCLUSIVE FEES – Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate. 

10. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.  We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. 

11. RATE CHANGES – Rates subject to change without notice. 

12. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 

13. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 

14. PARKING PASSES – Parking passes (Tidewater and Maravilla only) are located inside the unit. Renters must display parking pass on the rear view mirror at all times. Failure to display may result in towing of vehicle at renter’s expense. Leave the parking passes inside the unit upon departure. 

15. HURRICANE OR STORM POLICY – HURRICANE OR STORM POLICY: No refunds will be given, we highly recommend you purchase travel insurance.

16. TRAVEL INSURANCE:  We highly recommend your purchase travel insurance.  If you wish to purchase travel insurance, go to  HYPERLINK “http://www.InsureMyTrip.com/” www.InsureMyTrip.com for details and to purchase.

17.     The condo will be in clean and working condition.  No compensations will be given for non-working items outside the owner’s control, including but not limited to power outages, cable TV outages, internet outages, etc.  For items inside the owner’s control, the owners will make every attempt to rectify problems that may occur while you are in the condo.  It is the renter’s responsibility to notify the owner immediately if there are any problems.  No refunds or any other compensations will be given for the problems that the owner is able to rectify within a reasonable time frame.
